Strategic brownfield redevelopment delivering 90 affordable homes through sensitive master planning
Planning-led, strategy
Research into the site’s heritage and creative planning helped redefine the land as brownfield, opening the door for planning approval on a previously contentious site.
100% affordable housing
All 90 homes are delivered as affordable, maximising social value and providing high-quality, accessible homes.
Context-led, sensitive masterplanning
The phased design integrates communal spaces and existing routes, with architecture that sits lightly in its semi-rural setting.

Langton Park is a three-phase affordable housing development on the edge of a former military estate, delivered in collaboration with a long-term developer client. The site posed multiple challenges, including restrictive covenants and an unexpectedly listed 1970s telephone box.
Ecotecture used historical aerial photographs to prove that the site of a former substation qualified as brownfield land. This planning insight allowed the scheme to proceed where others had failed, setting the tone for the next two phases.
Every home meets national housing standards, with all 90 units delivered as affordable housing. The development brings lasting social value and delivers 90 high-quality homes where they’re urgently needed.
