Cobbs Water Mill forms part of a larger site acquired by the current owners in 2001. Ecotecture was approached as early negotiations had shown that the Conservation Officer was against the Grade II* listed Water Mill being converted into a residential dwelling. Following a fairly strong campaign, which included lobbying local Councillors, consent was granted.

During the restoration 80% of the structural timber was found to be too rotten to save and replaced by master builder, Les Thorpe of LJ Thorpe Limited. A new stair tower was added to save cutting through any original timbers within the Mill itself.

A revolutionary mist system provides fire retardant localised spray from pressurised canisters located in the annex ensuring that any fire is immediately quashed before it is allowed to take hold within this timber building.

The Water Wheel had been restored by “The Engineerium” in Brighton and is now turning again. Cobbs Mill is open to the public two days a year and information on this can be gained from the office for anyone wishing to visit the site.

This project won a Commendation in the Mid Sussex District Council Awards for Conservation.
